Home Selling is Virtually Effortless
There is a remarkable new trend in real estate marketing, one that is entirely virtual. It might be a 360-degree video “virtual tour” that offers prospective buyers a spin or two around the room via an Internet web site. It might be virtual staging, where professionals alter digital photos submitted by the homeowner. The wall color might change, the furniture might be rearranged - all in an effort to heighten the property’s appeal and recruit more buyers.
It is a truly convenient and effortless way to demonstrate the potential of a property. It does, however, have its limits. For instance, the professional orchestrating the virtual staging will never see the home’s layout in person so may not have a true understanding of good furniture arrangement. Virtual staging may even conceal some structural or cosmetic defects in the home. But generally speaking, it seems rare that a person would make their decision based solely on the virtual experience. If anything, it serves as a tool to draw traffic through the door. Virtual tours and staging services start at around $100, and can prove to be a great tool that’s well worth the cost. It can also help your home rise above the competition in an increasingly crowded Internet real estate market.
